<p>After months of pre-application discussions with Newcastle City Council, our proposals for the conversion of the former Eaga office HQ in Jesmond into 80 apartments was granted detailed planning consent by the planning Committee with a unanimous decision in favour of this major regeneration project. Demolition and enabling works have started with immediate effect and the construction works will be in full swing by early summer (assuming that winter doesn&#8217;t just continue all the way through spring, summer and autumn).</p>

The proposals include the careful conversion of a series of listed buildings to bar and restaurant uses and the development of a new 16,000sqft retail store. The scheme takes its inspiration from the form, detail and materials of the surrounding local architecture but combines them to create a contemporary scheme that is of its time and place.</p>

The booklet (we’re too young to write a book just yet) contains a selection of projects, covering a wide range of sectors and from small to large scale. As ever, we are continually seeking to broaden our horizons, find new ways of doing things and developing new services – we hope that this booklet reflects our positive attitude and enthusiasm for all things design. We are proud of what we have done and grateful to the many clients and consultants who make this such a rewarding (if rather exhausting) pursuit.</p>

The young couple were married in the Tyne Valley with a sumptuous reception in Hexham’s fantastic French restaurant Bouchon. Rachel and her mum designed a unique and exquisite wedding dress that reflects their shared passion for architecture and fashion. A smooth grey silk bodice contrasted with a skirt made from woven steel mesh supplied by Locker of Teesside (with whom we are working on the £31M Redcar Leisure and Community Heart project). It goes without saying that Rachel looked stunning.</p>
<p>&nbsp;</p>
<p>The happy couple are currently honeymooning in Sri Lanka. All at +3 Architecture wish Rachel and Ollie a long, happy and fulfilling life together.</p>

Eaga House was extensively refurbished and extended in the late 1990’s to create a 5 storey, 70,000sqft office building but the departure of the tenant allied to a downturn in the commercial office market created an opportunity to bring this building forward for redevelopment.</p>
<p>The proposal is to convert and adapt the existing building into 80 residential apartments with a large bar/restaurant use at ground floor level. The scheme incorporates a mix of refurbished existing structure with selective new rooftop and side extensions to create a highly efficient layout with a perimeter ribbon of apartments located around a central light well. The scheme includes an entirely new cladding system which will transform the appearance and image of the building and contribute to the ongoing regeneration of the Scottish Life House estate.</p>

It is an affluent and attractive residential area, surrounded by greenbelt land but with limited facilities for families and young people.</p>
<p>&nbsp;</p>
<p>The proposed +3 Architecture masterplan will provide 430 new homes, 60 retirement apartments, 15,000sqft of office space (to support local businesses) and a new community building. Over 30% of the site is given over to open space and the housing density is 15 units per hectare.</p>
<p>&nbsp;</p>
<p>The development is based on the founding principles of the traditional English Garden Suburb movement and will provide a range of housing designed for families.  The masterplan includes strict land use zoning for housing and commercial areas and will be a carefully planned extension of the existing town based on healthy and sustainable principles. It will be a leafy, park-like environment with an abundance of well distributed open space, creating a distinct community with its own identity. <strong></strong></p>

Organised by Building Design magazine, the awards are an annual celebration of British architecture and are unique in recognising a body of work across different sectors, judged by a panel of industry experts. +3 Architecture have been shortlisted in the Environmental Excellence category for their award-winning, BREEAM ‘Outstanding’ 1 Trinity Green project in South Tyneside. Winners will be announced at a London dinner on 4 December. We will keep our fingers crossed and prepare our special ‘Oscars smile’ just in case!</p>

The licence is one of only 8 permitted in the UK and will act as the catalyst for a wider £30M entertainment complex that will include 2 hotels, banqueting and conference facilities, restaurants, retail and car parking, all designed and masterplanned by +3 Architecture.</p>

<p>Located in the heart of Middlesbrough Town Centre, this major urban regeneration project involves the redevelopment of a low-density, brownfield site and the comprehensive refurbishment of a vacant, 11-storey office building and will generate up to 300 jobs.</p>

<p>This month saw the annual +3 Architecture ‘Headspace’ day taking place in the inspiring surroundings of the Baltic art gallery in Gateshead.  As the name suggests, the day is an opportunity for the whole company to get away from the intensity of the office, to clear our minds and to reflect on the year gone and plan for the ones ahead. A bag of vintage sweets got the day off to a great if slightly high-octane start and the day was punctuated with thought-provoking presentations from every member of staff in response to profound questions such as ‘If you were a Star Wars character who would you be and why?’</p>
<p>The highlight of the day was the Top Gear-inspired Cool Wall in which our own projects are scored collectively in an open forum. We obviously will not disclose which projects were ‘cool’ and which were ‘sub-zero’ but as ever the debate was animated, at times heated and enormously good fun!</p>
